Invest Your IRA In Arizona Real Estate
You can buy and sell real estate with your IRA!
Here are the steps:
1. You must set up an Unlimited IRA with a registered self-directed custodian who will allow the IRA to participate in non-traditional investments. Our financial consultants can help you with this.
2. The facilitator of the new self-directed IRA will request, monitor and direct transfers form your previous IRA holder(s) to the new account.
3. You will need to establish a Limited Liability Company (LLC) for your new self-directed IRA. I've had very good experience using Legal Zoom for my LLC's. It's important that you work closely with a qualified facilitator during this process so that it is done correctly. The facilitator will customize your LLC to meet all the IRS regulations.
4. Once your self-directed IRA has received the transfer(s) of funds from your previous retirement plans and your LLC is in place, you will begin the capitalization of the LLC. The facilitator will direct your custodian to invest your IRA in your LLC by trading cash for member units. (Member units are similar to stock.) After this has occurred, your self-directed IRA is the owner of the LLC, owning most, if not all of its member units. The LLC holds all of the cash in the LLC checking account.
5. You can now invest your IRA, indirectly through your LLC, in real estate or other investments. You simply write a check to purchase the property. You now have self-control of the equity in your IRA.
